For brokers, advisors and analysts

Everything behind this site is free to use with a link back: a live rate ticker for your own pages, JSON endpoints for index rates and program rules, a server your AI assistant can query, and a source and date on every figure so you can cite it. When a client's deal needs placing, the desk takes referrals through the same form borrowers use.

Show live rates on your site

One line of HTML puts the index rates commercial mortgages price from on any page: server-rendered, no script, no cookies, about the weight of a small image, with each publisher credited and a link back here. Pick up to eight series by id and add &theme=dark for a dark background.

<iframe src="https://commercial.mortgage/embed/rates?ids=UST5,UST10,SOFR30" width="100%" height="150" style="border:0" title="Commercial mortgage index rates from Commercial.Mortgage" loading="lazy"></iframe>

Series ids include UST5,UST7,UST10,SOFR,SOFR30,PRIME. The full list and a live preview are on Data and API.

Pull the data into your own model

JSON, no key, cached at the edge for about fifteen minutes and filled from the same Cloudflare database the site's own pages read. Every value comes back with its date, and every program limit with its source and as-of date, so a spreadsheet built on it shows its work the way this site does.

EndpointReturns
GET /api/live?ids=UST10,SOFR30Any index series by id with its observation date, a week-ago and month-ago point and the publisher. Add &history=60 for daily history. Open to cross-origin calls.
GET /api/ratesThe 6 series this site prices from (UST5,UST7,UST10,SOFR,SOFR30,PRIME): latest value, date, week-ago value and freshness status.
GET /api/programsEvery program’s published limits (each with its source and as-of date), spread, index series and today’s indicative rate. Filter by property, purpose, family, lender_type, recourse or loan_amount.
GET /api/programs/fannie-mae-small-loansOne program, the same fields.
GET /api/matchThe program matcher as an API: send the property, purpose, loan amount, value and NOI; get ranked programs with reasons, an indicative rate and a maximum-loan estimate. Nothing is stored.
/data/programs.jsonThe whole program file the matcher and API read, rebuilt with every build.
/data/downloads/manifest.jsonThe spread tables (lender type and property type) as CSV and JSON, with column descriptions.
/openapi.jsonOpenAPI description of the endpoints above.
curl "https://commercial.mortgage/api/live?ids=UST10,SOFR30"
curl "https://commercial.mortgage/api/programs?property=small-multifamily&purpose=refinance"
curl "https://commercial.mortgage/api/match?property=multifamily&units=24&purpose=refinance&loan_amount=2400000&value=3500000&noi=240000"

Indicative rates are index plus published spread: rate = index_value + spread_bps / 100. They are indications, not quotes, and the endpoints never return lender names.

Ask an AI assistant

Connect Claude, ChatGPT or another assistant to https://commercial.mortgage/mcp and it can answer rate and sizing questions from this site's data, citing the source with each answer. Free, read-only, no key. Tools today: size_loan, get_rates_by_lender_type, get_spreads_by_property_type, get_index_rates. Setup steps for each assistant are on the developers page.

Useful prompts for client work:

Cite a figure in a memo or a client email

Every figure on a program, comparison or market page has a numbered link to its source and a date. Cite the source itself for regulatory figures (an agency term sheet, eCFR, a mortgagee letter) and this site for the compilation: "Data: Commercial.Mortgage (commercial.mortgage)" with a link. The compilation is CC BY 4.0; Treasury and Federal Reserve data are public domain; SOFR carries the New York Fed's terms of use. Every source with its edition date is on the sources page, and every formula on the methodology page.

Pages built to hand to a client:

Send a client's deal

Use the Get financing form and choose Broker where it asks whether you are the borrower or a broker. The form is the same one borrowers use, so the deal reaches the same desk at Janover Capital LLC. Depending on the deal, a broker may instead be pointed to Janover Pro, where brokers search lenders themselves. No lender sees the deal without the go-ahead.
