Editorial policy

Every page on Commercial.Mortgage is written to answer one financing question with the number first, and every number traces to a primary source at its current edition. This page sets out how that is done, what the site will not publish, and how to report an error.

Who publishes the site

Commercial.Mortgage is published by Janover Capital LLC, 6401 Congress Ave., Ste. 250, Boca Raton, FL 33487. Janover Capital LLC arranges commercial-purpose financing; it is not a lender. It is responsible for everything on the site. Questions about a page go to hello@commercial.mortgage.

Janover Capital LLC is in the business of arranging loans, so it has an interest in your sending a request. The pages are built to be useful whether or not you do: the programs, limits, criteria and formulas are public, and the same answer appears for every reader.

Who the pages are written for

First, owners and investors financing smaller income property: apartment buildings, mixed-use, neighborhood retail, small industrial and flex, self storage and manufactured housing. Second, sponsors financing larger stabilized or transitional assets through agency, FHA, life company, CMBS and debt fund loans. Then borrowers in a specific situation (a maturing loan, a cash-out, a bridge, a construction loan) and the brokers, advisors and AI assistants who work for them. Owner-occupied business property has one page.

How sources are chosen

  1. Primary sources first. The agency's own term sheet, guide or mortgagee letter; the statute or regulation on eCFR or in the Federal Register; the lender's or issuer's SEC filing; the government statistical release (Federal Reserve, FDIC, NCUA, CFPB and FFIEC HMDA, Treasury, New York Fed).
  2. Named industry research, with its method. The Mortgage Bankers Association, CBRE, ACLI, Trepp, KBRA and CRED iQ, used for market figures that no agency publishes, always with the period and the publisher named.
  3. Trade press to find a source, not to be one. A news report can point to a release. The figure is taken from the release.

Links to outside sources are there as proof, so you can check a figure yourself. None is paid for, and the site links to a source because it is the source, not to rank it.

How a figure is checked

Figures live in one registry, not in page text. A researcher records each one with the exact quote and the edition it comes from. A different checker re-reads the source, confirms the value and the quote, and looks for a newer edition before marking it verified. A page that names an unchecked figure does not build. A research finding is treated as a lead until then, and anything that would change many pages is confirmed against the primary source first.

The edition check matters. Freddie Mac's small-loan product changed this year: Conventional Small, launched April 15, 2026, replacing the Small Balance Loan program, lends generally $2 million to $10 million3, while the retired program's range was Legacy SBL (retired April 2026): $1 million to $7.5 million, 5 to 50 units2. Pages that still describe the old program as live are wrong, so this site describes the current one and labels the old one as retired.

How numbers are written

Original work only

Every page is written for this site. Text, page structure, tables and question sets are not copied from any other website, including other sites run by Janover Capital LLC, and no two pages here are written to answer the same question. Each page exists because it answers something no other page here does: a program, a property type, a comparison, a ranking, a situation or a calculation.

What the site will not publish

Rankings and comparisons

Rankings are computed by code from the criteria printed at the top of each ranking page and from the same program data every other page uses. No lender or program pays for a position. When a page leads with a named program out of rank order, it says so and says why. Comparisons end with a verdict that names the case in which each option wins.

Dates

A page's updated date changes only when its substance changes: a new rule, a corrected figure, a rewritten section. A fresh index reading does not re-date a page, and pages are never re-dated in bulk. Each figure also carries its own as-of date, which is the date that matters for that number.

Corrections

Email hello@commercial.mortgage with the page and the figure. A reported error is checked against the primary source. Because pages read their figures from one registry, a confirmed correction reaches every page that carries the figure in the same build, and those pages' updated dates change.
